The rules for SMSFs borrowing to purchase residential property are changing, with new restrictions set to affect the use of Limited Recourse Borrowing Arrangements for residential property acquisitions.

For investors, advisers and sales agents, the key date to be aware of is 10th August 2026.

At Development Agency, we have been monitoring these changes closely so our sales networks remain informed, prepared and ready to respond. Most importantly, we have residential stock available now for buyers seeking to act before the new rules commence.

What is changing?

Under the upcoming changes, SMSFs will no longer be able to enter into new Limited Recourse Borrowing Arrangements to acquire residential property once the rules take effect.

This is expected to apply broadly to residential property, including both established and new residential property.

Existing arrangements are expected to be grandfathered, meaning current residential SMSF borrowing arrangements will be able to continue. However, buyers considering a new residential purchase through an SMSF using borrowings will need to act within the remaining transition window.

Why 10th August matters

The critical requirement is that contracts are exchanged before the deadline. In practical terms, settlement does not need to occur before 10 August 2026, provided the required contract and borrowing steps are properly managed before the commencement date.

What this means in practical terms

With any legislative change, clarity matters. Development Agency works closely across the property landscape and understands how finance, compliance and market shifts can affect buyer decisions.

With the SMSF borrowing deadline now approaching, we are helping our sales partners understand what the changes mean and where opportunities still exist. Most importantly, we have the in-house team to support fast turn-around times, ensuring buyers have the documentation needed to take advantage before the rules change.

Residential stock ready now

For clients considering a residential property purchase through their SMSF, timing is now a critical factor.

Development Agency has residential stock ready to go and is working across its network to support buyer demand during this transition period.

If you have clients considering a purchase through their SMSF, or if they are already part-way through the process, now is the time to speak with our team.

Speak to Development Agency

The SMSF borrowing deadline is approaching quickly and buyer decisions will need to be made with care.
